Columbus, Ohio Realtor Nathan White

Columbus is the capital of Ohio and its biggest city, about 938,000 people as of the Census Bureau's 2025 estimate, and it keeps growing. I've sold real estate in central Ohio since 2014, more than 500 homes so far, and in 2026 RealTrends verified me as the #1 agent in Plain City by volume and sides. I live just northwest of the city in Jerome Township, and I've sold all over Columbus, from condos near downtown to ranches on the east side.

Columbus is also a confusing city to buy in. The city limits zigzag around suburbs, townships and school districts, and a Columbus mailing address can mean a lot of different things. I'll get to that below. These are the parts of Columbus people ask me about most.

The neighborhoods, the way I'd explain them

German Village sits just south of downtown. German immigrants built it in the 1800s, and it still has the brick streets, brick cottages, Schiller Park and The Book Loft. It's a historic district, so fair warning, changes to the outside of your house go through the German Village Commission first.

The Short North and Italian Village run along High Street north of downtown. The Short North is galleries, restaurants and the lit arches over the street. Italian Village, on the east side of High, mixes rehabbed older homes, new builds and condos. You trade a yard and easy parking for being able to walk to almost everything.

Clintonville is farther north on High Street, with older homes, big trees, Whetstone Park and the Park of Roses, and the Olentangy Trail running right through it. People who buy here tend to stay a long time, so good houses don't sit.

Berwick is on the east side in 43209, right next to Bexley. It's mostly brick ranches and two story homes built after World War II on quiet streets, and you get a lot closer to Bexley than the price would suggest.

Northwest Columbus is the part closest to my house, up near Dublin and Hilliard. Plenty of these homes have a Columbus address and a suburban school district, which is exactly the kind of thing I check first.

Prices move every week, so I don't list them here. Ask me and I'll tell you what each neighborhood is actually selling for right now.

Two things nobody tells you

A Columbus address doesn't mean Columbus City Schools. The city limits and the school district lines stopped matching a long time ago. Plenty of homes inside Columbus are in Dublin, Hilliard, Olentangy, Worthington or Westerville schools. The district changes your property tax bill and, for a lot of buyers, the whole search. I verify it by parcel on every house I show.

A Columbus mailing address doesn't mean the City of Columbus. Bexley, Upper Arlington, Grandview Heights and Whitehall are their own cities, but their mail still says Columbus. There are also township pockets that were never annexed. Inside Columbus city limits you pay a 2.5% city income tax. The other cities set their own rates, and the townships don't have one, but you'll see different levies on your property tax bill. I'll pull the real numbers before you write an offer.

Columbus FAQ

What county is Columbus, Ohio in?

Mostly Franklin County, but the city reaches north into Delaware County and southeast into Fairfield County. The county changes your property tax rate, so it's worth knowing before you compare two houses.

Is Columbus the capital of Ohio?

Yes. It's been the state capital since 1816, and it's the largest city in Ohio.

What school district is Columbus in?

Columbus City Schools covers a big share of the city, but not all of it. Depending on the street, a Columbus home can be in one of several suburban districts instead. I check the parcel before you fall in love with a house.

How far is Columbus from Plain City and Dublin?

Downtown Columbus is about 30 minutes from Plain City and about 20 from Dublin, depending on traffic.

Do you only work in Columbus?

No. I live in Jerome Township, and I also sell in Plain City, Dublin, Powell, Lewis Center, Marysville, and Delaware. If you're deciding between the city and the suburbs, I'll tell you plainly what you give up and what you get.
