Delaware, Ohio Realtor Nathan White
Delaware is the county seat of Delaware County, about 30 miles north of downtown Columbus, with the Olentangy River running right through town. I've sold real estate in central Ohio since 2014, more than 500 homes so far, and in 2026 RealTrends verified me as the #1 agent in Plain City by volume and sides.
The city is about 45,000 people and still growing. The 43015 zip code reaches well past the city limits, into townships and three different school districts, so I'll get to that below. These are the parts of Delaware people ask me about most.
The neighborhoods, the way I'd explain them
The Historic Northwest Neighborhood sits just north and west of downtown, and more than 500 of its homes and carriage houses are on the National Register of Historic Places. Think Victorians and Tudors with big porches and tall ceilings. You can walk to Sandusky Street for dinner, a movie at the Strand, or First Friday. Old houses are wonderful until the inspection, so we'll look hard at the wiring and the foundation before you fall in love.
Around Mingo Park you'll find midcentury ranches and Cape Cods on established streets, a good fit for a first home or for downsizing. The park covers 50 acres, with ball fields, a skate park, pickleball courts and a canoe launch on the Olentangy.
Glenross is on the south end of town, built around Glenross Golf Club, a public 18 hole course that opened in 1991. New homes are still going up, and the neighborhood has two pools and a clubhouse. Here's the catch. Glenross has a Delaware address, but the kids go to Olentangy schools, not Delaware City Schools. That one surprises people in both directions.
Out in the townships, especially Troy Township north of the city, the lots open up to 2 to 10 acres with ranches, Cape Cods and split levels, and some back up to Delaware Lake or the Olentangy. You trade sidewalks for space. Depending on where you land, the schools are Delaware City or Buckeye Valley.
Prices move every week, so I don't list them here. Ask me and I'll tell you what each neighborhood is actually selling for right now.
Two things nobody tells you
A Delaware address doesn't mean the City of Delaware, or Delaware City Schools. 43015 is a postal zone, not a city line. It covers the city plus big pieces of the townships around it, and three school districts split it up: Delaware City, Olentangy and Buckeye Valley. Two houses a mile apart can have different taxes and different schools. I check every house by parcel.
The city income tax hits harder than people expect. Inside the City of Delaware you pay 1.85%, and if you work in another city, Delaware only gives you partial credit for the tax you already pay there. In plain English, if you live in the city and work in Columbus, figure roughly another 0.9% of your pay goes to Delaware. A township address doesn't carry the city income tax, though you'll see township levies on your property tax bill. I'll pull the real numbers before you write an offer.

Delaware FAQ
What county is Delaware, Ohio in?
Delaware County, and the city is the county seat. The county courthouse and the county fairgrounds are both here.
What school district is Delaware in?
Most of the city is in Delaware City Schools, home of Rutherford B. Hayes High School. Some neighborhoods on the south end, like Glenross, are in Olentangy, and parts of the surrounding townships go to Buckeye Valley. I verify the district by parcel on every house I show.
What is Delaware, Ohio known for?
Ohio Wesleyan University, right next to downtown, and the Little Brown Jug, one of the biggest harness races in the country, run every September during the Delaware County Fair. Rutherford B. Hayes was born here, and First Friday fills downtown every month.
Is Delaware the same as Delaware County?
No. The City of Delaware is one city inside Delaware County. Powell, Lewis Center, Sunbury and parts of Westerville and Dublin are in the county too, which is why people say Delaware and mean different places.
How far is Delaware from downtown Columbus?
About 30 miles. Plan on 35 to 45 minutes depending on traffic, mostly down US 23. Polaris is about 20 minutes south.
Do you only work in Delaware?
No. I live in Jerome Township, and I also sell in Plain City, Marysville, Dublin, Powell and Columbus. A lot of people weigh Delaware against Marysville or Powell, and I'll walk you through how they stack up.
