Marysville, Ohio Realtor Nathan White

I live in Jerome Township, about 15 minutes down US 33, and Marysville is part of my regular territory. I've been selling here for close to ten years. It's one of those towns with enough going on to feel bigger than it is, but Uptown still feels like a small town. Summers are packed with things to do, and in my opinion you can't beat Benny's Pizza. Since getting licensed in 2014 I've sold more than 500 homes, and in 2026 RealTrends verified me as the #1 agent in neighboring Plain City by volume and sides.

Marysville is the Union County seat, and it has two very different sides: the old brick blocks Uptown and the new neighborhoods going up off 33. Here's how I'd walk you through both.

The neighborhoods, the way I'd explain them

Established Marysville

Historic Uptown is the oldest part of the city. The Marysville Historic District, listed on the National Register of Historic Places, runs roughly between Maple, Plum, 4th, and 7th Streets, with Late Victorian and early 20th century revival architecture. Red brick storefronts, local restaurants, the farmers market, and Uptown Friday Nights are all within a few blocks. Expect porches, mature trees, and the quirks that come with a house that's been standing for a century.

Mill Valley and Mill Valley North make up one of Marysville's largest established neighborhoods, mostly two story and split level homes on standard suburban lots. Mill Valley North has a neighborhood pool, walking paths, and parks, and the 44 acre Mill Valley Park is close by, with a trail that connects to Reservoir Park. Check the current HOA details before you write an offer.

Green Pastures has a more settled, wooded feel than the newer builds, with mature trees and lot sizes that vary from street to street. Custom ranches sit mixed in with two story homes, so it's one of the places to look for single level living in an established neighborhood.

New construction

Skybrook is Fischer Homes' community on about 120 acres off OH 4, less than five minutes from US 33. Modern farmhouse and coastal style designs come in single family and townhome collections, and the neighborhood has a pool, cabana, playground, picnic shelter, and walking paths.

Adena Pointe is also Fischer Homes, on OH 38 about five minutes from 33. Plans include two story, split level, ranch, and first floor owner's suite designs, with fountains, walking paths, and a playground.

Amrine Meadows is Pulte's community off Maple Street (OH 31) north of US 33. Plans run from 2 to 4 bedrooms and roughly 1,650 to 3,080 square feet.

Darby Run is Maronda Homes, a few minutes from Uptown, with basements and Hardie Plank siding included, wooded homesites, and a community nature preserve.

The Oaks is Maronda's higher end option: half acre homesites, no back to back neighbors, side entry garages included, and a cul de sac layout, with 3 to 5 bedroom plans.

The Residences at Bethel Woods is Epcon's gated community of freestanding and townhome style condos off West Fifth Street, next to MacIvor Woods Park and behind the Kroger Marketplace. Some homes have zero entry showers and main level primary suites, for single level living with less exterior upkeep.

Builder prices move every week, so I don't list them here. Ask me and I'll tell you what each one is actually running today, and what's included at that price.

Two things nobody tells you

A Marysville address doesn't mean you're in the city. The 43040 zip code reaches well out into the surrounding townships, and that can change your utilities, your zoning, and sometimes your school district. I check every house by parcel before you fall for it.

The friendly person in the model home works for the builder. In most cases you can bring your own agent to a new build at no extra cost to you, but many builders want your agent with you on the very first visit. Call me before you walk in.

Marysville FAQ

Should I use my own agent to buy new construction in Marysville?

Yes. The sales rep in the model home represents the builder, and your agent represents you on price, upgrades, inspections, and the contract. Many builders require your agent at your first visit, so bring me in before you tour.

What school district is Marysville in?

The city is served by Marysville Exempted Village Schools, but a Marysville mailing address doesn't guarantee it. Some 43040 homes out in the townships fall in other districts. I verify the district by parcel on every house I show.

What county is Marysville in?

Union County. Marysville is the county seat, and the county offices and courthouse are right Uptown.

Is Marysville in the city limits if the address says Marysville?

Not always. The 43040 zip code covers a lot of township land outside the city, which can mean a well and septic instead of city water and sewer, different zoning, and a different tax rate. I'll tell you which one you're looking at before you write an offer.

How far is Marysville from Dublin and Columbus?

About 20 to 25 minutes to Dublin and around 35 to 40 minutes to downtown Columbus, mostly on US 33, depending on where in Marysville you start.

Do you only work in Marysville?

No. I live in Jerome Township, and I also sell in Plain City, Dublin, Delaware, and Columbus. If you're comparing towns along 33, I'll walk you through how they stack up.
