Lewis Center, Ohio Realtor Nathan White

Lewis Center sits in southern Delaware County, about 20 miles north of downtown Columbus, on the east side of the Olentangy River across from Powell, with Alum Creek to the east and Polaris right below it. I've sold real estate in central Ohio since 2014, more than 500 homes so far, and in 2026 RealTrends verified me as the #1 agent in Plain City by volume and sides.

First thing to know: Lewis Center isn't a city. There's no mayor and no city hall. Most of it is Orange Township, about 37,000 people at the 2020 census, run by three elected trustees. The 43035 zip code is what ties it together, and it doesn't line up neatly with any government map. These are the parts of Lewis Center people ask me about most.

The neighborhoods, the way I'd explain them

Evans Farm is the newest big idea up here. It's a walkable community north of Lewis Center Road and east of Olentangy High School, planned around a town center modeled on Old Worthington and Uptown Westerville, with shops downstairs and apartments up top. The first families moved in at the end of 2018 and it's still filling in, so expect to live next to some construction for a while.

Along US 23 is where the daily life happens: groceries, restaurants, and the traffic lights you'll learn to hate. West of 23 you're minutes from Highbanks Metro Park, about 1,200 acres with bluffs rising roughly 110 feet over the Olentangy River. If you want trails close to home without driving to them, this is the side to look at.

The Alum Creek side, east toward Alum Creek State Park, is for people who want the lake close. The beach, the marina and miles of trails are a short drive away. Out this way, check the school district on every single house, because not everything with a Lewis Center feel is in the same district.

The Polaris side, at the south end, is the most convenient spot in Lewis Center. Polaris Fashion Place, Interstate 71 and Interstate 270 are all close. It's also where the City of Columbus has crept north into Orange Township, and that matters more than people think. More on that below.

Prices move every week, so I don't list them here. Ask me and I'll tell you what each neighborhood is actually selling for right now.

Two things nobody tells you

A Lewis Center address doesn't tell you who governs the house. 43035 is a postal zone, not a city limit. Most of it is Orange Township, part of Evans Farm sits in Berlin Township, and parts of the south end are inside the City of Columbus. I check every property by parcel, not by mailing address.

City limits change your taxes. An Orange Township address has no city income tax of its own. If the parcel is inside Columbus, you owe the Columbus city income tax of 2.5%, and you'll feel it most if you work from home or run your own business. I'll pull the real numbers before you write an offer.

Lewis Center FAQ

What county is Lewis Center, Ohio in?

Delaware County. It sits just above the Franklin County line, which is why Polaris and Lewis Center blur together on a map. The county changes your property tax rate, so it's worth knowing before you compare two houses.

What school district is Lewis Center in?

Most of Lewis Center is in Olentangy Local Schools. Olentangy High School and Olentangy Orange High School both have Lewis Center addresses. I still verify the district by parcel on every house I show.

Is Lewis Center its own city?

No. It's an unincorporated community, mostly in Orange Township. It started around 1850 when the railroad came through, and it's named for the family of William Lewis, who gave land for the station. The post office spelled it Lewis Centre until 1893.

What is there to do in Lewis Center?

Highbanks Metro Park on the west side, Alum Creek State Park on the east, and Polaris shopping to the south. Evans Farm is building out its own town center in the middle of it all.

How far is Lewis Center from downtown Columbus?

About 25 to 30 minutes, depending on traffic and whether you take Interstate 71 or US 23.

Do you only work in Lewis Center?

No. I live in Jerome Township, and I also sell in Plain City, Dublin, Powell, Marysville, Delaware, and Columbus. If you're deciding between Lewis Center and Powell, they sit on opposite sides of the same river and mostly share a school district, so I'll walk you through how they stack up.
