My wife Lindsay and I live in New California, in Jerome Township, and I can't run an errand in town without running into someone I helped buy or sell. I've been licensed since 2014. If you're thinking about a move in Plain City, here's what I'd tell you over the kitchen table.

The neighborhoods, the way I'd explain them

New California is home for us. It's an old school neighborhood in the best way. Holiday lights go up early and there's always something going on, and when somebody needs help, neighbors show up.

Jerome Township is where Plain City and Dublin run together, and it confuses almost everyone. The township is in Union County, and depending on the street, a house can have a Plain City or a Dublin mailing address. The school district doesn't always match the address. Our house is in Jonathan Alder, while other parts of the township fall in other districts, so I check every house by parcel.

In Jerome Township

Jerome Village is the big master planned community off US 33 and I 270, about 1,700 acres with more than a dozen builders, so you can compare single family and patio homes in one place. The barn style community center has two pools, a fitness center, and a bar and grille open to the public, and the trails run into Glacier Ridge Metro Park. Plain City address, Union County, Dublin City Schools. There's a community authority charge on top of the HOA, so ask me what it runs before you pick a floor plan.

Homestead at Scotts Farm is a Pulte community off Brock Road near Industrial Parkway, with single story and two story plans and a full basement included as standard. Plain City address, Dublin City Schools, and close to 33, 42, and 270.

The Ridge at Glacier Pointe is an M/I Homes community right next to Glacier Ridge Metro Park, with its own park, pond, and trails inside the neighborhood. Ranch and two story plans, Plain City address, Dublin City Schools.

Pioneer Crossing is Pulte's new construction on US 42, about a mile from the Route 33 exit, with plans from roughly 1,700 to 3,000 square feet. It's in the township too, but it's in Jonathan Alder Local Schools. That's the split I keep telling people about.

Elsewhere in Plain City

Darby Station is M/I Homes' community on State Route 161, about 336 acres with a pool, playground, walking trails, and a central green. Ranches, two story homes, and split levels, some with basements and three car garages, in Jonathan Alder Local Schools. It has been building out faster than planned, so the lot you liked last spring may already have a house on it.

Darby Fields is a finished neighborhood on the far west side of Plain City, mostly newer M/I ranches and farmhouse style two story homes, some backing to green space. You're buying from a homeowner, so the landscaping is in and nobody is framing a house next door at 7 a.m.

Madison Meadows is D.R. Horton's Plain City neighborhood with three home types in one place: single family houses, two story townhomes at the Villas, and single story attached patio homes at The Plains. It has a cabana, walking paths, and open space, and it's in Jonathan Alder Local Schools.

Two things nobody tells you

Your zip code won't tell you your school district. 43064 crosses district lines, and Jerome Township alone has neighborhoods in both Jonathan Alder and Dublin City Schools. I check it on every house first.

Plain City sits in both Madison and Union counties, and the tax bills aren't the same on each side. Two houses at the same price can cost you different amounts every month. I pull the real numbers before you decide.

Is Plain City a good place to buy right now?

For most buyers who plan to stay five years or more, yes. The bigger question is which part of 43064, because school district and county change what you get for your money.

What school district is Plain City in?

The village of Plain City is served by Jonathan Alder Local Schools, but a Plain City mailing address doesn't guarantee it. Some 43064 homes outside the village fall in other districts. I verify the district by parcel on every house I show.

What county is Plain City in?

Both. The village sits in Madison County and Union County, and the tax rates aren't the same on each side. I'll show you the actual tax bill for any house you're serious about.

Is Jerome Township Plain City or Dublin?

Jerome Township is its own township in Union County, and homes there can carry either a Plain City or a Dublin mailing address. The address doesn't decide your schools. I live in Jerome Township and my house is in Jonathan Alder, while other parts of the township are in other districts. I verify the district by parcel before you write an offer.

How long does it take to sell a house in Plain City?

It depends on the price more than the season. A house priced right on day one sells faster than one that starts high and chases the market down. I'll show you what sold on your street and what didn't before we pick a number.

How far is Plain City from Dublin and Columbus?

About 15 to 20 minutes to Dublin and around 30 minutes to downtown Columbus, depending on where in Plain City you start.
